Job Summary
The Maintenance Technician/Handyman is responsible for performing general maintenance, repairs, and improvements to ensure the proper upkeep and functioning of a residential housing complex. This role includes addressing work orders, troubleshooting issues, and maintaining common areas, as well as responding to emergency maintenance requests.
Key Responsibilities
· General Repairs: Perform routine repairs on plumbing, electrical, HVAC systems, appliances, and structural elements (walls, doors, windows, etc.).
· Preventative Maintenance: Conduct regular inspections of units, common areas, and equipment to identify and address potential issues before they become major problems.
· Painting and Carpentry: Patch walls, paint interiors/exteriors, and perform basic carpentry tasks like installing shelves or repairing trim.
· Groundskeeping: Maintain outdoor areas, including landscaping, sidewalks, parking lots, and snow/ice removal when necessary.
· Work Orders: Complete assigned work orders in a timely manner and update maintenance logs.
· Emergency Response: Respond promptly to emergency maintenance requests, such as leaks or power outages, during or after regular hours.
· Vendor Coordination: Assist with coordinating external contractors when specialized repair work is needed.
· Safety & Compliance: Ensure compliance with safety regulations, maintaining a clean and hazard-free environment.
Qualifications
· Experience: 2+ years of maintenance or handyman experience in residential or commercial properties.
· Skills: Strong knowledge of general maintenance, including plumbing, electrical, HVAC, and carpentry.
· Certifications: HVAC, electrical, or plumbing certifications are a plus.
· Physical Requirements: Ability to lift heavy objects, climb ladders, and perform physically demanding tasks.
· Availability: On-call availability for emergencies, including evenings and weekends.
