Job Description
The General Superintendent oversees the overall construction plan for the project in conjunction with the Project Executive. He/she provides the vision for project planning, coordination, sequencing and site utilization. As a leader, the General Superintendent is responsible for all day-to-day jobsite activities to include personnel, financials, safety, scheduling and quality.
Reporting to a Project Executive, the General Superintendent's major duties include:
Technical Knowledge
Developing and administering the safety program for the project including identifying risks and mitigation tactics and achieving incremental improvements
2. Implementing a high level of understanding of MEP types and respective risk factors
3. Providing high level management of safety, quality, risk, and compliance for the project and team members
4. Managing the QC component of the project
5. Providing oversight on facilitating equipment for project site (cranes, trailers, trucks, etc.)
6. Overseeing weekly work activities for trade crews
7. Understanding and utilizing various types of project contract documents, specifications, and drawings
8. Ensuring as-built working drawings are maintained as well as the current drawing log and revision log, and communicates this to the subcontractors
9. Developing scopes of work for trades
10. Performing constructability reviews
11. Leading meetings with owners and design partners for the project
12. Meeting with multiple trade partners and principals of the project
13. Evaluating field progress against the 'plan,' developing recovery plans, if necessary
14. Leading toolbox talks/briefings

Planning, Scheduling, and Estimating
15. Managing all phases of the construction process including documenting and reporting site activities and progress
16. Managing the site with current phased Job Site Utilization Plans
17. Coordinating and scheduling the work activities of tradespeople, professionals, and laborers, communicating to and through project foreperson to deliver instructions and project assignments as appropriate
18. Conducting preconstruction meetings with all subcontractors prior to beginning each phase of work
19. Participating in the development and management of a CPM schedule to include short-term look aheads to ensure trades are appropriately engaged in project execution
20. Provides guidance and overview of Site Superintendent, look ahead scheduling and planning
21. Planning logistics, crane plans, direction of construction and overall path to project completion
22. Setting and implementing production plan including manpower and personnel needs onsite
23. Reviewing and verifying quantity takeoffs and materials management process during the buyout process for specific scopes of work
24. Tracking project phase completion against milestones
25. Leading preconstruction
Project Controls, Reporting, and Accounting
26. Understanding financial impact and risks allowing for the integration of cost-effective
solutions when needed, including but not limited to VE
27. Managing the completion of project close-out
28. Managing punch list items and procedures
29. Managing of project permit process
Leadership and Soft Skills
30. Mentoring and managing timely performance evaluation of direct reports
32. Fostering and enhancing owner, architect, subcontractor, and vendor relations
33. Ensuring strict adherence to ethics and compliance requirements throughout the project

Job Requirements

Basic qualifications for General Superintendent candidates include:
* Undergraduate University degree or higher (preferably in Construction Management, Engineering, or a closely related field) is desirable. Other relevant education, training or work experience may substitute for bachelor's degree
* Minimum of 12 years' industry experience
* Experience managing projects valued at or above $100,000,000
* Exhibits a strong competency in all trade types for specified projects
* Strong understanding of planning and scheduling
* Strong knowledge of complex MEP types
* Strong knowledge of business and/or financial principles to project and monitor expenses
* Proficiency in Microsoft Office Suite including Word and Excel
* Ability to understand and utilize technical specifications, blueprints, technical manuals, product/material installation instructions and engineering/architectural drawings
